Commercial Carpet Cleaning: How Hot-Water Extraction Works

Hot-water extraction rinses soil out of the carpet fibers and pulls the water back up. Done after hours with air movers, the carpet is dry before the team returns. Traffic lanes and entrances usually need it far more often than the rest of the floor.

Daily vacuuming removes loose dust, but it cannot reach the oily soil that settles deep in carpet fibers. Over time that soil turns traffic lanes gray, and the carpet starts to look old long before it is worn out.

Hot-water extraction is the method most commercial carpet makers recommend for that deeper soil. Here is how the process works and how to plan it.

Step 01

Inspection and pre-vacuum

Knowing the carpet before cleaning it

The technician checks the fiber, the stains and the traffic lanes, then vacuums thoroughly. Removing dry soil first makes the wet cleaning far more effective.

  • Fiber and backing checked to choose the right solution.
  • Stains and high-traffic areas marked for pre-treatment.
  • Furniture and cords moved where needed.
Step 02

Pre-treatment and extraction

Loosening soil, then rinsing it out

A pre-treatment loosens soil and spots. The extraction wand then sprays hot water into the carpet and immediately pulls it back up with the soil it carries.

Our commercial carpet cleaning uses this process in offices, lobbies and common areas.

  • Traffic lanes and entrances get extra passes.
  • Spots are treated according to what caused them.
  • Most of the water is recovered, which speeds up drying.
Step 03

Grooming and drying

Ready for the next morning

The carpet is groomed so the pile dries evenly, and air movers keep air flowing across the floor. Drying usually takes a few hours, depending on the carpet, humidity and air flow.

  • Cleaning is scheduled after hours.
  • Air movers speed up drying.
  • Furniture goes back once the carpet is dry enough.

How Often Should Commercial Carpet Be Extracted?

Plan by traffic, not by the calendar alone

There is no single number for every building. Use these zones to plan:

  1. Entrances and main walkways: the most soil comes in here, so these areas need extraction most often.
  2. Open office areas: a few times a year in most offices, more often with heavy traffic or food at desks.
  3. Private offices and low-traffic rooms: less often, as long as daily vacuuming is done.
